Private Roads
Private Roads, Estates and Shared Access
When a road is not adopted by the council, looking after it falls to the people who use it: a management company, a group of residents, a landowner or a business park. Those roads often start life with a thin surface and minimal drainage, and after a few winters the potholes, crumbling edges and puddles arrive together.
SN Enterprises Ltd builds new private roads and brings existing ones back into shape across the Midlands. That can mean a full construction with excavation, a compacted sub-base, kerbs and a two-layer tarmac surface, or a more modest resurface and repair where the foundation is still sound. For a lower-cost finish on a lightly used road, tar and chip surface dressing is an option too.
Because people live along these roads, access matters. The road is worked in lengths, a route to homes and garages stays open wherever the width allows, and you hear in advance about any short closures so residents can plan around them.

Why choose us
Why estates and residents choose us

Straight advice on scope
You are told plainly whether your road needs patching, resurfacing or rebuilding, so a residents' fund is not spent on the wrong fix.
Residents kept moving
Working in short lengths keeps homes and garages reachable, and a DBS-checked crew means you can be comfortable with the team working outside front doors.
Foundations come first
Private roads usually fail from below, so the effort goes into the dig-out and sub-base that stop new potholes forming.
Covered and accredited
With £10 million public liability insurance and SafeContractor Gold status, management companies get the cover their insurers and boards expect to see.
Experience you can check
Over 20 years in surfacing, 5-star ratings on Google and Yell.com, and all work guaranteed, so the road you pay for is one you can rely on.

How the job runs
From survey to finished road
- 1
Step 01
Survey and options
We check the base, the drainage and how the road is used, then set out the options, from repairs to full reconstruction, with a written price for each.
- 2
Step 02
Resident access plan
Working lengths and timings are agreed with you, and a notice is prepared for residents so everyone knows when their stretch is affected and how to get in.
- 3
Step 03
Build or resurface
The road is excavated or planed as needed, drainage and kerbs go in, the sub-base is compacted, and tarmac is laid to shed water off the carriageway.
- 4
Step 04
Final inspection
You walk the finished road with us, levels are checked at the gullies and driveway entrances, and all waste is cleared before the road reopens to traffic.

Pricing
What drives the cost of a private road
A private road is priced on its length and width, but mostly on what lies beneath the surface and how water leaves it.
Get a fixed written quote- 01
Construction depth
A new road or a failed one needs excavation and a full sub-base, while a sound road may only need a new surface course laid over it.
- 02
Surface choice
Two-layer tarmac costs more than surface dressing but suits heavier or busier roads; tar and chip can be a sensible choice for quiet lanes.
- 03
Drainage needs
Adding gullies, soakaways or channel drains where water currently runs off or ponds is often the difference between a road that lasts and one that does not.
- 04
Kerbs and access
New kerbing, dropped crossings to driveways and the number of working lengths needed to keep homes accessible all feed into the final figure.
